2026 Annual Assessments

The Board of Directors approved the budget for Fiscal Year 2026 at the regular board meeting on January 12th. This year's budget increases the annual assessment amount to six hundred fifty dollars ($650.00). This increase is a direct result of the Pheasant Run Road Maintenance Association's (PRRMA) ten percent (10%) increase last year and this year. Our subdivision absorbed last year's increase, but we can no longer fund our basic required necessities and pay PRRMA with their mandate for additional funding. Pheasant View remains below both assessment amounts of Fairway and Fairway Pines subdivisions which currently have assessments over $715. All three subdivisions contribute to PRRMA. A cover letter and lot specific invoice was mailed to every homeowner within Pheasant View on Monday, January 26, 2026. The Board believed this traditional approach was necessary considering the step is no longer a requirement in our amended and restated governing documents. Upon receipt, please fully complete the lower portion of the letter with your name, lot number, address, contact information, and enclose it with your payment. To reduce subdivision expenses, we are not EFT or ACH compatible, but we do accept Zelle (see instructions below). If your financial institution is preparing your payment on your behalf, we still need and use the information requested, as our bylaws require the Board to maintain a current membership roster.

Payments are payable to Pheasant View Homeowners’ Association (PVHA) and should be mailed to P.O. Box 871463, Canton, Michigan 48187.  We ask that you include your lot number on your check for proper crediting to your account. Payments received on or before March 1, 2026, will avoid a late fee of $130 and a monthly interest charge of 7% per annum. PVHA will charge a $25 fee plus any additional bank fees for a check returned to us indicating “insufficient funds”.

The subdivision will no longer be accepting PayPal for annual assessments.  If desired, you may pay with Zelle (direct bank transfer of funds).  To pay with Zelle, please carefully follow the instructions below.  The homeowner, not PVHA, is responsible if payment is not received.

  1. First, verify that your bank is a Zelle partner here:  https://www.zellepay.com/get-started.  If your bank is a Zelle partner, complete steps 2-5.  

  2. Go to the P2P section of your bank's mobile app or website (this might also be referred to as “Sending funds via email or mobile number") and accept the terms & conditions.

  3.  Add Pheasant View Homeowners’ Association as a recipient using the following name & email address:

    •  PHEASANT VIEW ASSOCIATION INC

    • Treasurer@PheasantView.org

    • NOTE: It is critical that this email address is entered correctly.  If there is a typo, we will not receive your payment.  

  4. Send the amount indicated on your invoice.  If you are new to Zelle, you may have a limit on the amount you may transfer.  Simply repeat the process with a second payment to equal your total amount due.

  5. Please ensure you enter your lot number and email address on the memo field.  If you do not provide your lot number, we cannot guarantee that your account will be properly credited with your payment.  The email will help us contact you if there are any questions.  Some banking institutions deny the use of certain characters such as "@" and (dot) in the memo field.  You may simply type "at" and "dot" or (dot) instead.

Delinquent, Late and Unpaid Assessments

Outside/Third Party Collection Fees

When Pheasant View HOA has uncollected dues or fees, the Board of Directors will turn these amounts over to a third-party collection service. We have contracted with Hirzel Law Firm, PLC to collect past due amounts on our behalf. Once an account has been turned over, all future money and communication is through the appointed lawyer assigned to the account until all outstanding amounts has been collected.

When an account is overdue, Pheasant View assesses a late fee and monthly interest.  Hirzel Law collection fees are added to your total amount owing and they accumulate very quickly.  Interest is calculated monthly on the unpaid assessment.  A lien is placed on the property and the $120 late fee will become a $1800 collection fee in six months.  Please contact any member of the Board if you have questions before legal action commences and save hundreds of dollars.

Here are the actual expenses for fiscal year 2025 represented by a percentage of the total amount spent for the year.  P.R.R.M.A. is the Pheasant Run Roadway Maintenance Association which is responsible for our roads and sidewalks.
