January 2018

New Board of Directors

Your Board of Directors met this month and are excited to have Jamie Mitchell join the Board as our Secretary.  Jamie will also serve on the Architectural Review Committee (ARC) along with Steve Henson, Christine Radzilowski and Jim Hegarty.

The Board positions for 2018 are as follows:

President – Jim Hegarty
Vice President, Grounds & Maintenance Manager – Omar Alomary
Secretary – Jamie Mitchell
Treasurer – Mark Waldbauer
Roadway Manager – Kevin Whitaker

All homeowners are invited to attend the Board meetings which are held the 2nd Monday of the month at the Canton Township Administration building at 7pm.

2018 Budget

The Board of Directors approved the 2018 annual budget and voted to maintain the annual assessments at $525 – the same amount as 2017.  The Board spent significant time reviewing each budget line item.  We are focused on reducing costs where possible while maintaining mechanical systems and preserving the upgraded appearance of our entries.

The 2018 Annual Assessments are due on March 1st and we have added the ability to pay by credit card via PayPal.  Click here for details or to make a payment.

We have one homeowner in default from the 2017 annual assessment and we are working with our collection agency to move forward with legal proceedings to collect the annual assessment, including associated fines and penalties.

Architectural Review Committee (ARC) Update

Before you start exterior home or landscape improvements, approval is required by the subdivision’s Architectural Review Committee (ARC).  This requirement, as outlined in the subdivision Covenants and Restrictions, ensures that our neighborhood maintains its appearance and value. Section VI of the Covenants reads in part:

"No improvement shall be erected, placed, installed, constructed, reconstructed or maintained on any lot, nor shall any exterior addition to, or change in, or alteration of the exterior appearance of any improvement, or any change in landscaping, be made until plans and specifications showing the kind, size, shape, height, colors, materials, topography, and location of each improvement on the lot shall have been submitted to and approved in writing by the committee."

This means that items such as a swimming pool, roof shingles, backyard deck or patio, or other potential exterior change, should be submitted in writing to the committee for approval. The reason for this rule is to ensure that every house meets the specifications intended for our subdivision in order to maintain the look and quality that we desire as a community.  Building permits are required for many of these improvements and Canton Township will not issue a permit without the subdivision’s written approval.

Phase 2 of the mailbox project (remaining 77 homes) will begin in the Spring of 2018 once the ground thaws.  The Phase 1 (85 homes) was completed in November 2017.  The Board has received many compliments related to the look and quality of the new mailboxes.

Babysitting List

Our obsolete and basically nonexistent subdivision babysitter / pet sitter list is getting a fresh start thanks to Mary Nader.  If you or someone in your family would like to be on our list, please send an e-mail to Mary at with your name, address, contact information and age (or “adult).  The list will only be provided by request to residents of our subdivision.  When requesting it, please include your name and address in your e-mail so that it can be verified against the subdivision records.
