Roofing Alert!

This note is a reminder that if you are planning to replace your roof (or make certain other improvements or changes to your home), approval is required by the subdivision’s architectural review committee. This requirement, as outlined in the subdivision by-laws, insures that our neighborhood maintains its appearance and value.  For your convenience, you can download the Application for Project Review form as a .pdf (click here) or your can try our new "fill-in-the-blank" Word document (click here) which can be filled out, saved and e-mailed as an attachment.  Please complete it and return it to us with information about your planned improvements.  Forms can be sent by mail to PO Box 871463, Canton, MI 48187 or can be e-mailed to ARC@PheasantView.org  You can read all of our Covenants and Restrictions by clicking here.  Details about the Architectural Review Committee are in Section VI.

Also, it has come to our attention that people have approached our residents and informed them that the Board of this subdivision has already approved the replacement of roofs. This information is incorrect.  Each homeowner must submit their own application for the review of their improvements. You can be assured that the architectural review committee will review your application in a timely fashion.

How many home improvement projects are on your lists already?  When the “go ahead” or “final approval” is given by whatever “powers of be” are needed, sometimes projects start moving forward at the speed of light.  STOP!  Do any of your projects change the outside of your home or landscape?  If so you must have those portions of your projects pre-approved by the Architectural Review Committee before work commences.

How do you obtain approval?  It’s quite simple to request and receive approval from this committee by following the instructions on the review form.  Requirements for approval are covered in Article VI of our subdivision’s Covenants and Restrictions.  You can view the requirements on this website.  A Covenants & Restrictions tab is located on the left hand side of the main screen.  If you have any questions about the potential need for approval, just email the committee ( ARC@PheasantView.org ).

It is the sole function of this committee to ensure that our neighborhood adheres to the high appearance standards outlined in our subdivision’s Covenants & Restrictions.  We are here to serve you.

As the chair of the architectural committee, I wanted to make you all aware of Article VI in the covenants and restrictions for our subdivision:
"No improvement shall be erected, placed, installed, constructed, reconstructed or maintained on any lot, no shall any exterior addition to, or change in, or alteration of the exterior appearance of any improvement, or any change in landscaping, be made until plans and specifications showing the kind, size, shape, height, colors, materials, topography, and location of each improvement on the lot shall have been submitted to and approved in writing by the committee."

This means that any exterior change such as a swimming pool, roof on your house, deck, patio, etc. should be submitted in writing to the committee for approval. The reason for this rule is to ensure that every house meets the specifications intended for our subdivision in order to maintain the look and quality that we desire as a community.
